It’s springtime, and it’s the season for air conditioning preventative maintenance. Many steps are performed by your HVAC technician to boost performance and efficiency so your cooling system will be ready for summer. Here are the steps your tech will take.
Air Conditioner Preventative Maintenance for Exterior Units
- Cabinet cleaned inside and out
- Test refrigerant levels and recharge if necessary
- Refrigerant coil cleaned
- Clogs cleared from drains
- Fan blades and motor inspected
- Fan motor lubricated
- Wiring, contacts, and controls inspected, tightened
- Compressor inspected
Air Conditioner Preventative Maintenance for Interior Units
- Blower cabinet and components cleaned and checked
- Lubricate blower motor
- Tighten or replace fan belt if needed
- Clean evaporator coil
- Clear out debris from combustion blower
- Clogs cleared from condensate drain lines and drain pan
- Inspect gas lines for leaks
- Clean burners
- Safety controls and ignition inspected, cleaned, and adjusted
- Inspect heat exchanger and heating elements
- Inspect flue system for correct connections and corrosion, replace or repair if needed
- Tighten wiring, controls, and connections
- Replace air filter
- Inspect duct system, sealing leaks if needed
After these steps are performed, your technician will start the system to inspect it while running.

- Observe for noises and odors, pinpointing the source if found
- Check refrigerant charge while running
- Observe pressures
- Measure system outdoor dry bulb temperature
- Monitor line and manifold gas pressures, adjusting pressure if needed
- Monitor temperature rise, adjusting airflow if needed
- Inspect vents in the home
- Measure line and load amps/volts
- Observe system to ensure it’s operating to the manufacturer’s specifications
Once this process is complete, the technician will create a system report. This will include their recommendations for replacing the unit if warranted, or issues in need of repair.
